WEST 45TH STREET LOFTS

The West 45th Street project encompasses approximately 50,000 square feet in the heart of Hell’s Kitchen and included nine IMD units that had been entangled in disputes with ownership dating back to the early 1990s.
When we were engaged, the building faced significant operational and compliance challenges, including nearly 300 outstanding violations, multiple Stop Work Orders, and decades of stalled progress under the Loft Law.
Through a comprehensive and highly coordinated legalization strategy, we oversaw:

Full violation clearance

Resolution of regulatory barriers

Completion of all required Loft Law and DOB compliance steps

A building-wide rehabilitation and modernization program
The result was the successful transformation of the property into 29 residential units and 3 commercial spaces, now operating legally and efficiently.
Today, the building generates more than $1 million in annual revenue, representing a remarkable turnaround and one of the most substantial IMD success stories in the district.


FLUSHING LOFTS - BROOKLYN

The Flushing Lofts project, initiated in 2021, stands as one of the fastest buildings in Loft Board history to receive authorization to begin construction. Through meticulous coordination and proactive management, the project advanced efficiently from initial filings to full compliance.
The property includes three residential loft units and one commercial space, each overseen through the complete Loft Law legalization process.
Remarkably, the building received its Final Certificate of Occupancy in just 18 months—a timeline that reflects exceptional collaboration, strategic planning, and effective execution at every stage.

Thames Street Lofts - Brooklyn
Thames Lofts is an active, ongoing project acquired at the end of 2024. Within just ten months, we successfully secured the Loft Board Certificate—an exceptional timeline that reflects an efficient and well-managed compliance strategy.
The project is now fully permitted, with all architectural, DOB, and Loft Board requirements approved. Construction is currently underway, progressing on schedule and in alignment with the full legalization plan.
This project continues to demonstrate our ability to streamline complex IMD processes and move buildings swiftly from acquisition to active construction.
